Methodology
Every statistic on Basara is computed from MLS® transaction records for Waterloo Region. The rules below apply everywhere on the site. A full write-up of each formula is in progress; the core principles are already in force:
- Medians, not averages. Sale prices and sale-to-list ratios are reported as medians, because a small number of extreme sales can distort an average.
- Every figure states its window. Headline stats use a 90-day window anchored on the newest completed transaction in our data, never on the calendar alone.
- Completed months only. Monthly charts exclude the current, incomplete month until it is finished.
- Market verdicts are two-signal. Months of supply (<4 seller, 4–6 balanced, >6 buyer) combined with median sale-to-list ratio (>101% seller, 98–101% balanced, <98% buyer). When the signals disagree, the verdict is balanced.
- Property categories. Statistics cover detached homes, freehold townhouses, condo townhouses, and condo apartments. Rare ownership types (life leases, co-operatives, leased land) are excluded.
Questions about a specific number? Ask us. If our figure differs from another source, we will explain exactly why.
